Terms and Conditions
I the renter of Aspens 457 have read and agree to the following terms and conditions.
Vacation Rental Terms & Conditions Aspens 457 Aspens 457 is a 2 bedroom 900 square foot condominium located in Whistler, BC, Canada. It is part of the Aspens On Blackcomb complex located at 4800 Spearhead Drive, Whistler, BC, Canada. Aspens 457 is privately owned (owner is BC 680032 Ltd.) and furnished to the needs of the owner. Owner's personal property must be respected. The following terms and conditions are a requirement for your stay at Aspens 457. By making a booking with Aspens 457 it is understood that you have read and accepted these terms and conditions. All Reservations Subject to the Following:
Final Payment Due at Time of Booking Final payment is due at time of booking. Final payment will include a deposit fee (equivalent to one night stay + 5% GST). This deposit fee is non-refundable.
Payment Options We accept only Visa, Mastercard and Paypal. All payments must be paid in Canadian dollars. A credit card will be required at time of booking for all reservations. A credit card number will be taken in case of damages or incidentals incurred that are not covered by, or exceed, the damage deposit. No credit card fees will be charged to Guest.
Cancellation Policy The deposit fee (equivalent to one (1) night stay + 5% GST) made at the time of reservation is NON-REFUNDABLE. Cancellations made 30 days or more prior to arrival date will be subject to 100% repayment of the total rental rate and the damage deposit less the non-refundable deposit fee.
Cancellations made less than 30 days prior to arrival date are 100% NON-REFUNDABLE (payment will be credited to future stays as per availability, rebookings must be made within 12 months of cancelled stay, after 12 months all payments are non-refundable and may not be credited to future stays) with the exception of the damage deposit which is 100% refundable. . Refunds issued by Aspens 457 will be issued no more than 30 days after departure date of original stay.
Damage Deposit All reservations include a $500 damage deposit. The damage deposit is to insure compliance with the Vacation Rental Terms & Conditions. The Guest agrees to conform to all terms of this rental agreement and in addition abide by all notices, rules, or regulations posted on or about the building.
The Guest agrees to be responsible for all missing inventory, telephone charges and damage to the premises regardless of cause; not to permit anything to be thrown out of windows or off balconies; and to be responsible for the cost of repairing common areas, toilets, or drains damaged by the Guest. The damage waiver fee is collected as part of the final payment. The damage waiver fee will be refunded to the Guest less any damages. The damage deposit does not cover negligence or willful and wanton misconduct. The damage deposit is limited to a maximum total of $500 damage payment per stay, and is applicable for the Guest entire stay. The damage deposit fee is automatically added to a reservation and will appear as a separate line item in the Guest’s folio. It is not part of the calculation when discounting a reservation. Reporting Damage Please note any damage to the property including malfunctioning appliances or other equipment upon your arrival and report it immediately to avoid possible liability. If any loss or damage occurs during your stay, please notify us immediately. All damage must be reported prior to departure. We inspect every home after each Guest departure; if loss or damage is reported after your stay that exceeds the $500 coverage, we will charge your credit card. Otherwise, we will contact the renter in order to bring about a resolution to the issue.
Customer Discretion (Minimum Age of Renter) The individual making the reservation must be 25 years of age or older and must occupy the rental property the entire term of the reservation. Singles under 25 years of age are prohibited unless accompanied by parent or legal guardian.
Check-in time is after 3:00 p.m.; checkout time is 10:00 a.m. Due to our high standards for cleanliness, not all units will be ready for check-in promptly at 3:00 p.m. We ask for your patience and suggest that you have alternate plans available between 3:00 and 5:00 p.m. in case the unit is not yet ready.
Cleaning Rental rates include a one-time cleaning service at the time of departure. Any additional cleaning services may be available at an additional cost. Guests are responsible for leaving the property in good order before departure for the next Guests. Guest shall leave all doors and windows locked and make sure the heat (winter excluded) and lights are turned off upon checkout. With limited time available between Guests, Guest is required to complete the following:
Night Noise Bylaw In an effort to provide a pleasant vacation environment for all visitors of the Resort Municipality of Whistler, there is a night noise bylaw in effect beginning at 10:00pm. Disturbances must cease after this time. No parties allowed. Noise complaints received with respect to your party will be subject to a minimum fine of $100 to $500, and may result in immediate eviction, forfeiture of rent and security deposit.
Aspens 457 is strictly NON-SMOKING. The Guest understands that they will be subject to a $500 fine (to be taken from the damage deposit) if anyone smokes in Aspens 457.
Pet Policy We know you love your pets, but pets are not permitted in Aspens 457 with the exception of registered service animals. The Guest understands there will be a 500$ fine for violation of this rule. The Guest agrees to pay ALL (in excess of the damage deposit) costs related to cleaning and/or damage due to the presence of a registered service animal.
Skis and Bicycles Skis and bicycles are NOT permitted in The Aspens. Seasonal valet services are provided (additional fees may apply) for these items. The Aspens Strata will levy fines for each violation of this bylaw. Please see posted notices throughout the complex.
Linens & Terry While linens and bath towels are included in the unit, daily maid service is not included in the rental rate at most locations. We do not permit towels or linens to be taken from the units except to launder.
Minimum Length of Stay There is a three (3) night minimum length of stay. During Holiday periods and times of limited availability a 7 night minimum stay may apply.
Occupancy 6 Persons The maximum number of Guests is limited at most properties to six (6) persons. Other restrictions may apply.
Parking Parking is available at the Aspens On Blackcomb for an additional fee. Rates and terms related to parking are subject to change and are not the responsibility of BC 680032 Ltd. BC 680032 Ltd. does not assume any liabilities for injuries, thefts, or damages incurred on the premises. Towing expenses or any damages incurred during the towing process are the sole responsibility of the vehicle owner. Towing will occur if the appropriate pass(es)/permit(s) are not visibly displayed on the dashboard of the vehicle; the vehicle is parked negligently; or is parked in a stall other than the one specified on the parking pass(es)/permit(s). I further understand that some of the Strata Management companies may impose nuisance fines on top of towing charges, and in cases where the vehicle is parked in an area that cannot be towed from. On street parking is not permitted by the Municipality.
Telephone Use For the convenience of our Guests, local calls within Whistler can be made at no charge. There will be a $1.00 charge for each 1-800 call made and long distance calls must be made using a credit card or calling card. Long Distance calls that have been made without using these methods will be subject to the cost of the long distance calls plus a $7.00 ADMINISTRATION FEE, which will be paid from the security deposit of the Guest’s credit card.
Guest acknowledges that the rental property may not be sublet. Subletting shall immediately void any rental agreement with no refund due to Guest.
